How does the town’s Grading Permit work?

Under the Land Development Manual, effective November 1, 2023, the permit has to be in hand before grading, tree removal or site prep. Town Staff issue it at the pre-construction meeting. That order matters, because clearing is usually the first thing an owner wants to do. Here, it waits for the meeting.

Tree protection zones then stay in place for the whole project, which constrains where machines can travel and where material can be piled. We set up the job around those zones from the start.

What does the manual say about slopes?

Its wording is direct: “Development on natural slopes of twenty (20) percent or greater is prohibited.” Slopes from 14% to 19.99% have to be labeled on plans. The test uses the natural slope, so filling a steep spot later won’t get you around it. If you’re buying land here, walk it with a level first.

Why do plans have to show karst?

Because the manual asks for it. Karst means limestone with cavities and sinkholes, and USDA describes the rock under Maury soils, mapped across Williamson County, in just those terms. A depression on your lot might be a low spot, or it might be a sinkhole, and those aren’t the same job. Don’t let anyone fill one until it’s been identified.

What do you do here?

House and barn pads, excavation for new homes, clearing, and drainage in established subdivisions. Thompson’s Station is 16.8 miles from Brentwood in a straight line, and Spring Hill is just past it at 21.2. Thompson’s Station questions

Do I need a grading permit in Thompson’s Station, TN?

Yes. The Town requires a Grading Permit before grading, tree removal or site prep, and Town Staff issue it at the pre-construction meeting. Tree protection zones have to stay in place for the whole project, so a machine can’t simply be parked wherever is convenient.

Can you build on a steep slope in Thompson’s Station?

Not at 20% or above. The Town’s Land Development Manual says development on natural slopes of 20% or greater is prohibited, and slopes from 14% to 19.99% must be labeled on the plans. Measure the natural slope, not the slope after someone’s filled it in.

Why does Thompson’s Station ask about karst?

Because the manual requires plans to show karst topography, meaning sinkholes and the cavernous limestone behind them. USDA describes the rock below Maury soils, mapped in Williamson County, in those terms. Filling a sinkhole or draining water into one is a very different job from filling a low spot.

How far is Thompson’s Station from Brentwood?
